Blinds for rental properties
In a rental property, you need blinds that look neutral, cope with wear and are easy to clean between tenants. On suitable uPVC windows, Perfect Fit® blinds avoid drilling into the frames, which helps keep them in good condition.
Choosing blinds for landlords and letting agents
When we fit blinds for landlords, the aim is simple: something that looks smart in the photos, suits whoever moves in next and doesn't need replacing every time a tenancy ends. That usually means plain, neutral fabrics in whites, creams and soft greys, which sit comfortably with most furniture and décor. We'd usually suggest roller blinds or vertical blinds for living rooms and bedrooms, as they're straightforward to use and hard-wearing, and wipe-clean blinds for kitchens and bathrooms, where steam and splashes are part of daily life.
For bedrooms, a blackout or dim-out fabric is worth considering. Tenants often work shifts or have young children, and a darker room is one of those details people notice when they view a property.
Durability, tenant changeovers and HMOs
Blinds in a let property get more use than most, so we'll steer you towards simple mechanisms and sturdy fabrics rather than delicate finishes. Between tenancies, most fabrics can be refreshed with a vacuum on a low setting or a damp cloth, and wipe-clean fabrics make this quicker still. Our care and maintenance guide explains the basics, and it's useful to pass on to tenants too.
For HMOs and shared houses, and for communal areas such as hallways and landings, flame-retardant contract fabrics are available in many ranges. If your licence, insurer or managing agent asks for a particular specification, tell us when we survey and we'll guide you to fabrics that suit. You can see more on our commercial and healthcare fabrics page.
Family lets and child safety
If a property is likely to be let to families, it makes sense to think about child safety from the start. Cordless blinds, Perfect Fit® blinds that sit in the window frame, and blinds with chains held taut by a tensioner all reduce the risk from looped cords. We'll point out the safest option for each window, and our child safety guide has more detail.
Multiple properties, repairs and spares
If you look after several properties, we can keep a consistent specification across them, so blinds are easier to match, replace and budget for. We'll keep a note of what we've fitted where. When a blind is damaged at the end of a tenancy, it's often possible to repair it or replace a single part rather than the whole blind — see our repairs and spares page. We'll also do our best to work around void periods and key collection with you or your letting agent, so a property isn't left empty longer than it needs to be.
